MONTHLY DUES are due on the 1st of the month with 14-day grace period. CONTACT Phone: 518.783.5000. (Sentry Management Co) to sign up for automatic payment options. Currently dues are $145/ month including lawn, leaf and snow maintenance; and trash removal.

TRASH AND RECYCLABLES PICKUP is performed on Thursday.
SNOW REMOVAL FROM WALKWAYS AND DRIVEWAYS is performed as needed when new snowfall exceeds two inches (2"). Contractor also applies ice melt on all public perimeter walkways after snow removal. Homeowners are responsible for applying ice melt to driveways and entrance paths to front doors.
LAWN MAINTENANCE was performed on Various days during May, June, July and the first week of August. However, following recent fertilization and pesticide application, beginning the week of August 14, intervals between mowings are extended to ten days (from seven days formerly). This will result in a variable schedule of mowings occurring on either Mondays or Thursdays until growth resumes.
FERTILIZATION is performed throughout the season on pre-announced dates.
City of Saratoga Springs is responsible for removing snow from roadways.

TENANT REGISTRATION FORM must be filled out and submitted to the Manager whenever a homeowner rents his or her property to tenants.

ARCHITECTURAL CHANGES must be submitted year round to our managing agent who will forward to the Architectural Committee for review and homeowner notification. The committee meets year round and is timely.
All exterior changes must be reviewed by the Architectural Committee.

ANNUAL WALK THROUGH-INSPECTION OF EXTERIORS OF PROPERTIES was performed in July by a walk-through committee including the manager and some members of the Architectural Committee. Following walk through, homeowners were provided written notices of deficiencies by the manager and are provided time to correct. A follow up walkthrough is expected to be performed at which continued deficiencies will be noted.
Annual Board Meeting - 2020 due to Covid 19 The board conducted our meeting December 3, 2020 @ 7:00 pm via zoom. It was followed by a December monthly meeting. The only way for owners to participate was by supplying us with your email address.
